Want to know  the Short Term Rental occupancy rates by city in Pinellas County, Florida? This blog takes a look at the averages by city in Pinellas County, Florida in March 2022. The data presented here are from Airdna and it may be useful to potential short term rental (STR) owners, investors and homeowners interested in renting out their properties on Airbnb or other short term rental platforms. Short term rentals are still an evolving segment of the hospitality industry and this data may prove useful in predicting occupancy levels and making business decisions.

St. Petersburg

In a tight rental market where people often have to move from one apartment to another, short-term rentals offer an attractive alternative. St. Petersburg’s STR occupancy rate this March 2022 was at 94%, according to AirDNA data (for homes rented out through Airbnb and VRBO), which is a slight uptick higher than its occupancy rate in February which was 93%. That figure reflects $247 average nightly earnings for hosts, after subtracting Airbnb service fees and any cleaning or other fees paid by guests.

Largo

Found on a peninsula between Clearwater and St. Petersburg, situated across the bay from Tampa, Largo is one of Pinellas County's largest cities. Largo is also known to be a good area to invest in Short-Term Rentals with its occupancy rate of 93% last March 2022 with an Average Daily Rate of $250. Great improvement compared to Feb 2022's 89% occupancy rate.

Seminole

With a relatively small population and room for plenty of vacation homes, it’s not surprising that a high number of guests are able to find availability at these rentals. Though they might be farther from downtown St. Petersburg than some other locations, they offer more space and privacy than hotels or motels.

Seminole marked an occupancy rate of 90% this March 2022 with an average daily rate  of $303.

Clearwater

Clearwater is a gem that you shouldn't miss, with its beautiful white sandy beaches. With a 93% occupancy rate this March, It’s no surprise that Clearwater has such a high short-term rental occupancy rate, as it consistently ranks among top beach destinations. With an average Airbnb rent of $191 per night, it is on the lower side for the region.

Crystal Beach

Crystal Beach is a tiny community within the unincorporated area of Palm Harbor in Pinellas County.

It’s very popular for short-term rentals due to its extravagant beach neighborhood built for vacation royalty. The average Short Term Rental occupancy rate this March 2022 was 87% with an average of $998 daily rate.

Indian Rocks Beach

Although Indian Rocks Beach is a fairly small town, it has a high percentage of short-term rental properties and thus has a high occupancy rate with a March 2022 occupancy rate at 97% and daily average rate of $327 . Within 45 minutes from Tampa or St. Petersburg, Indian Rocks Beach offers a gorgeous, two-mile stretch of white sandy beaches of the dazzling Gulf of Mexico.
